Why profitable developments can still fail to secure capital
Profit on a spreadsheet is only one part of an investable proposition. Capital providers also assess evidence, alignment, governance and execution risk.
A development appraisal may show a profit and still be unsuitable for investment. Investors and lenders need confidence that the assumptions are evidenced, the risks are allocated, the sponsor is aligned and the team can execute the proposed business plan.
The return is not the proposition
Headline return metrics do not explain how value will be created or what happens if the programme, cost or sales assumptions move. Capital providers examine the quality of the inputs and the resilience of the outcome.
An opportunity becomes more credible when the key sensitivities and mitigations are presented openly.
Structure must fit the asset
The appropriate balance of land value, sponsor equity, external equity and debt depends on the project stage and risk profile. Excessive leverage can make a viable scheme fragile, while unclear priority and distribution arrangements can undermine alignment.
The capital structure should support delivery rather than simply maximise the sponsor's projected return.
Execution evidence matters
Investors assess the sponsor, delivery team, approvals strategy, procurement route, reporting and decision-making. Gaps in responsibility create risk even when the market case is attractive.
A concise data room and coherent investment paper signal that the opportunity is ready for serious review.
Prepare for the difficult questions
Good capital conversations address downside cases, conflicts, overruns, delays and exit options before they are raised by the counterparty. This is not pessimism; it demonstrates control.
Jumani Holdings focuses on investment readiness, partner alignment and appropriately targeted introductions rather than indiscriminate circulation.
